Jordan Springs - Units and Shops like Rouse Hill

Like I once mentioned I keep an eye on developments at Jordan Springs out of interest. This latest DA I found shows what's expected to be near the current sales information centre. Mind you this is the first time I've seen this and I was gob smacked when I found it, I didn't think we were going to see anything like this at Jordan Springs. To be honest I think it's great and shows really how special this suburb is going to be.

P.S. Good to see Jordan Springs is selling out, the value of the property is screaming up and the new land release today saw 10 property's sold by lunchtime. Anyone keen in living in here and getting it much cheaper may want to hurry up and start saving. Tell them I referred you and we both get $1000 too. :)

The DA application title says it all.

"Staged construction and strata subdivision of a multi-storey mixed-use building containing 6 commercial/retail suites, 7 soho (live/work) apartments & 94 residential apartments with basement parking and associated landscaping"


The building is very impressive and looks to be about 5 storeys High, so it will be seen easily by all the residents. Here's some pics from the documents to show you what it looks like.

  1. Luke. This will very interesting with the main shopping centre has just been approved. I dont think JS really needs something like this and believe it wil take away from the lake as well.

  2. I agree with 5 story's high and everything so close together are people going to have privatcy?

    1. Yeh i'm in two minds about it huh. It's probably a bit to many people in one area perhaps. One side it looks good, on another it's a bit too much and not very residential at all. This one isn't approved but I woder if family's at Jordan Springs know about this?

    2. I was never notified about Jordan Springs aprtments, although it says at Council that neighbours were notified. I wonder if anyone knew about this. This is a huge deal, and I for one would not have bought this land if I had known. I dont think it is at all necessary for an estate in Penrith.It means an extra 180 cars in just that one small area, it will be like Pitt Street. It wont be a quiet walk to the shops, we will be dodging traffic. Plus we were fed that Jordan Springs was a family and village atmosphere. We were told about many things, ie lake, shops, school, educational centre, but nobody mentioned apartments or 5 levels, anywhere. We have been deceived.

  4. I think this absolute craziness.This was supposed to have a village atmosphere. I am concerned about the traffic, and the impact on the environment by the traffic and the buildings. Did you see what shade the building casts at 9am. Especially for us in the 1st release. I actually was told by the sales woman that they had hoped to sell "acres" in that area and call in millionares row.
    And the application was dated in 2011!! Very strange. I hope they don't pass it. It's all about the almighty dollar. Don't worry about the residents.

    We received our valuation recently and our land is valued at $20000 less that we paid for it.

    Generally I am happy with the feel of the estate, but it is going to be far bigger than I thought.

  5. I am not too happy about this either. My partner and I purchased a home in Jordan Springs so that we can eventually raise a family and live in a nice community small town area. With this design in mind, we are looking exactly like Penrith, Castle Hill, Parramatta and every other large commercialised area that loses all community base.

    Another thing to keep in mind is the fact that we purchased our type of house and lot due to the sun we get in. I am close enough to this monstrosity that majority of our sunlight will be cut off and all the headache, noise, and disturbance will be intruding into our lives in our home.

    Not happy and I hope Jordan Springs managers will be speaking to their residents prior to making decisions that are 100% deceptive from their sales pitch and marketing brochures for the past few years.

    this is in council now. If we as residents dont make a loud enough noise we will be living with this. I have written to council. We all should. There is power in numbers, and Lend Lease have deceived us. This has never been brought up to us in any of our dozens of talks with their staff, nor the sales staff, or their literature. I am honestly feeling like doing a letter box drop, I am so angry about this. This is not why we paid over inflated land prices for a quiet peaceful community.
    Can anyone tell me if they received notification about this from council, as the DA says they sent neighborhood notifications in October 2011.

  7. If u would like, we are happy to help. We were also thinking of doing a letterbox drop and have already created a Jordan springs Facebook page. I spoke to council and they have informed me that the shopping centre is approved but is one storey, however across the road from that is a 6 & 4 storey apartment block that has not yet been approved. This is not the community we signed up for and is actually misleading and deceptive conduct. I will personally issue legal proceedings if this is erected.
    Council informed me that lendlease are the ones who organise the apartment block but I rang lendlease and they did not know about it. I will continue to investigate.

  9. Hayley, we need to get together and do something. About a week we went in and spoke to a fellow in Jordan Springs sales office, and asked him about this. He was very evasive, and when I told him I want to know about the 5 storey apartment block, he said that it had always been in the vision for Jordan Springs, but has been sold to a developer and they are building. How can I contact you.

    1. Have a look at my webpage background, this picture I grabbed over 2 years ago. It seems to show them and it also seems to show something on the grassy bit near the car park to the display village. The one across from the sales information centre. Looks like that patch might go to a 5 storey building too.

      Still not sure what I think. I think if it goes ahead some serious money needs to be spend on roads etc.

  10. Luke - Never once did I ever hear anything about these apartments so I dont see how they are saying its always been the plan.
    Hayley and I emailed Lend Lease over a week ago and they havnt replied we also rang them and they all said they didnt know anything about it..

    1. Yeh to be honest they weren't saying anything about them that's for sure. I'm just saying that I've just noticed it in my Background picture and wonder what else is coming.

      I'll be keeping a close eye on it.

  11. I have been advised by council the application has been granted a deferred commencement consent subject to some reconfiguration of the access arrangements and car parking. They also advised they only advise residents within 200 metres of the development. This was very clever of Lendlease as there are no residents to the east or the south, and the shops to the west, and in october when they sent out the advices a lot of land to the north was not sold, and 200mtrs is not far.
    I still beleive this is not the right thing for this suburb, and they could have still obtained their "lively pedestrian oriented urban environment" with only 2 or 3 storys, instead of 6.
    I am very disappointed that Lend Lease has been so deceitful and has never been upfront to the residents regarding this, I think its a done deal, and I beleive there is nothing we can do. Lend lease have more money and power than any of us, and it appears they can do whatever they please.
